Water Damage Restoration Serving Annapolis, Maryland
A burst supply line, appliance leak, roof intrusion, plumbing overflow, or other water event can affect more than the visible surface. Masters of Disaster serves eligible Annapolis water-damage projects with a controlled process for safety, extraction, moisture documentation, drying equipment, monitoring, and closeout.
MOD serves Annapolis; it does not represent that it maintains an office at every service location.
Call first when water is active
When you call, provide the property address and best access point; when the loss began or was discovered; whether the source is stopped; whether electricity, a sagging ceiling, structural damage, sewage, chemicals, or another hazard may be involved; which rooms and materials appear affected; who can authorize work; and whether the property is occupied, rented, commercial, or managed for someone else.
This intake helps determine whether the project is safe, within MOD's capability and coverage, and ready for an on-site response.
A clear water-mitigation workflow
Safety and source
Life safety and source control come first. MOD records visible hazards and pauses or refers work that requires utility, structural, environmental, or specialty support.Conditions and measurements
Affected rooms, materials, visible conditions, photographs, moisture readings, and relevant boundaries are recorded. An inspection is not a guarantee that every concealed condition has been found.Authorized work
The customer receives a written scope or documented authorization for work within MOD's verified capability. Material changes require a recorded decision and, when appropriate, a written change order.Extraction and drying
Water removal, controlled material removal, air movement, dehumidification, and HEPA filtration are selected according to site conditions. Equipment is tracked by unit ID, location, and operating dates.Monitoring and closeout
Progress measurements, equipment changes, customer updates, work records, final conditions, and the invoice-support package are reconciled before closeout.
Insurance documentation without coverage promises
MOD can provide a factual estimate, invoice, photos, readings, equipment records, and work logs related to its services. The insurer determines policy coverage and claim payment. The customer remains responsible for authorized charges under the final attorney-approved agreement.
Annapolis-area service
In addition to Annapolis, MOD serves eligible projects in nearby Edgewater, Riva, Mayo, and surrounding Anne Arundel County communities. Availability and travel are confirmed during intake.

If the area may be unsafe, stay out and contact emergency or utility professionals first. For water-damage intake, call Masters of Disaster at (410) 980-2976 or submit the website form.
